Abbott Cottage is centrally situated
in the delightful village of Brandeston, which lies around the
upper reaches of the River Deben. It is ideally positioned for a
quiet 'get away' and to pursue such interests as cycling, walking,
bird watching, photography and painting. There are many footpaths
and bridal ways starting from the cottage itself making many
different walks both short and long.
Abbott Cottage is listed as being of Architectural or Historic
Interest, Grade 2. It is believed to date from the late 17th
century and is of traditional timber frame construction under a
thatched roof.
The
cottage has been sympathetically restored and modernised and is
superbly equipped and tastefully furnished with a mixture of
antiques and period pieces. It has beautifully beamed rooms,
inglenook fireplace with log fire, oak floors and hand made
kitchen.
This property stands well back from the road, amidst a number of
other thatched cottages of similar age with off road parking at
the front and a sunny courtyard garden to the rear.
Framlington itself with its fine
medieval castle, interesting selection of shops and good choice of
restaurants, is about 3 miles away. Aldeburgh and Minsmere are less
than 30 minutes away.
Accommodation
Ground floor:
The front door opens into the sitting room which is south facing
with pleasant views over
the front garden and active bird table.
There is an old Suffolk brick floor, inglenook fireplace with a
fitted multifuel stove on a raised brick hearth. There is
also a night storage heater. There is a TV with Freeview and a DVD
player. There is an open doorway through to the study which houses
many books, DVD's and games (children and
adults).
From the sitting room is a 'walk through' to the
dining room. This is west facing with open stud work and ceiling
beams. Separate mobile oil filled radiator. Radio and CD player.
Open door to the kitchen.

The kitchen is comprehensively fitted
with a range of hand made pine cupboards and drawer units. Deep
porcelain 'butler' sink with hardwood draining board and Victorian
style mixer taps in a gold finish. Plumbed in washing machine and
dishwasher. Neff electric oven with four ring propane gas hob and
extractor vent over and a microwave. It is extensively equipped
for most culinary requirements.
The bathroom is off the dining
room, it has a shower cubicle with double folding doors. A small
built-in cupboard to the side. A white suite of low flush WC, wash
basin with pine cupboard under, and large mirror with integral
light over. Heated towel rail.
Bedrooms:
The stairs are off the dining room and give access to bedroom 1. A
pretty room overlooking the courtyard with exposed studwork and
sloping ceilings. There are two single pine beds with a bedside
table. There is also a small mobile oil fired radiator. There are
floor to ceiling inter-lined curtains so the room can be closed off
for privacy. Access to the main bedroom is through bedroom 1. The
main bedroom faces south which overlooks the front garden and
surrounding countryside. This room with its sloping ceilings and
exposed beams has an original Victorian black and brass bedstead
with a mirror over. There are two small dressing tables and stools
and a further chair. There is a range of fitted wardrobes and
cupboards providing ample storage. There is a Dimplex convector
heater fitted to the wall.
Gardens:
The front garden is planted with pretty perennial plants providing a
traditional cottage style garden around a lawn. On the lawn is a
bird table which is frequented by a wide range of bird life. In
the front of the garden is a paved area for off road parking. This
will comfortably accommodate a family saloon car.
There is access
from the dining room to the rear courtyard garden with the coal and
wood stores. This is enclosed and private. There is a gate at the
side of the cottage which can be locked to ensure safety of
children. The borders are stocked with perennial country garden
flowers. There is a dining table with chairs and further chairs and
a parasol are
to be found in the shed. The kitchen overlooks the side of the
rear garden and has a small bench under the window to sit and
enjoy the morning coffee.
Location
From
Framlingham, proceed down Station Road, turning right at the sharp
left hand bend where signposted towards Kettleburgh. Continue to
Kettleburgh village and at the T-junction turn right and follow this
to Brandeston. Pass the Queens Head pub and the cottage is situated
about 100 yards on the right hand side.

Weeks begin and end on a Saturday. Short breaks are either Friday
to Monday (3 nights) or Monday to
Thursday (3 nights). There is only limited availability for these.
Rent includes: Bed linen for all beds, towels and tablecloths,
supply of coal and logs, electricity, gas and welcome pack.
Booking Conditions:
A deposit of £50.00 required to secure booking, which
is NOT refundable. Balance of payment due 4 weeks before start date.
Arrival after 3pm, leaving 10am (latest). A damage deposit fee of £100.00 to be paid by
separate cheque 4 weeks before rental period begins. The cheque
will not be banked before your stay and will be returned to you
within 2 weeks of the end of your holiday providing there is no
damage. If there are any damages then the cheque will be banked and
an amount deducted for replacing or repairing damage. The balance
and covering letter will be sent to you.
Cancellation Policy Deposit
non refundable. Cancellation within 4 weeks of the rental period
there will be NO refund.
Sorry no pets. No smoking in or around the cottage.
